The Following Are the Steps I Take to Get a Home Sold … the “Pro-active Approach”: - Submit
your home to our local Northeast Florida Multiple Listing Service.
- Price your home competitively … to open
the market vs. narrowing the market.
- Promote your home to WATSON agents, who SELL MORE PROPERTY in NE FL than any
other Real Estate Company.
- Develop a list of features of your home for the Brokers to use with their potential buyers.
- Email
a features sheet to the top 30 agents in Northeast FL for their potential buyers.
- Suggest and advise as to any changes
you may want to make in your property to make it more saleable. I pay a professional stager for 1 hour to come in and
stage your property like a model.
- Constantly update you as to any changes in the market place.
- Prospect 3.5
hours per day for Buyer’s for my listings.
- Contact over the next 21 days, all of my buyer leads, sphere of influence
and past clients or their referrals and prospective buyers to help me find a buyer for your property.
- Add additional
exposure through a professional sign, lock-box and the Luxury Homes Portfolio magazine and network, if your property meets
that criteria.
- Hire Tour Factory to do photos, a Virtual Tour and then submit it to Realtor.com.
- Put your
home as an ENHANCED LISTING on Realtor.com.
- Send out 500 to 1000 mailings to prospective neighborhoods for this desired
property.
- Follow-up on the salespeople who have shown your home … for their feedback and professional opinion
of the price, condition and how it compared to the competition.
- List you on my personal website (which I pay to stay
at the top of the Search Engines for Ponte Vedra Beach). The website information then goes to ALL the major search engines
such as Realtors.com, Yahoo.com, Bing.com, Truila, Homes.com, and 200 more. Buyers today start their search here.
- Advertise
your property with an 800Info 24 Hour Hotline number so that I can track every single, call/lead on your property.
- As
part of our customer’s service, you will hear from us weekly, whether by phone or email. Feedback from Buyers’
agents will be emailed to you directly. When I call you, the purpose is to update you on the market, make sure
your aware of new comparable homes on the market, our Days on the Market, the number of showings we’ve had and
what I’m doing DAILY to get your property SOLD! Please keep your copy of my ‘Plan of Action’ handy
so that we can go over this aggressive marketing plan together.
- A WATSON Caravan where agents in my office look at
your property to see if my new listing meets the Criteria for one of their Buyers. Mr. Watson pays Watson agents a higher
commission split to sell WATSON listings! A Ponte Vedra Beach caravan to bring in Realtors from all of the other local
firms.
- Represent you on all offer presentations … to assure you in negotiating the best possible price and
terms. Keep you positioned in the current market place with your listing price.
- Your property will be advertised
on a rotating schedule between the Ponte Vedra Recorder, Times Union Shorelines, Ponte Vedra Leader and the Sunday Times Union.
- My
